Loan Modification - Foreclosure - Short Sales

The crisis in the real estate markets has been national news for over a year. Some areas have been hit harder than others, and unfortunately Southern California is one of the places where the pain has been acute.

If a buyer can no longer make payments, it does not necessarily mean there will be a foreclosure. It may be possible for the party who purchased the property to work out a modification of the payment terms with the lender. Purchasers should beware, however, of third parties who offer help with modification in exchange for up-front fees. Far too often, those third parties are unscrupulous and take no effective action, leaving the party who is behind on the mortgage in even worse shape than before. Our firm provides honest advice on what is feasible and what is not regarding a possible loan modification. This includes considering the implications of a short sale, in which the lender agrees to let the property be sold for less than the loan value.
